March 23rd, 2024 Neighborhood Update:
 
-Pickle ball comes to Northlake Forest!  Responding to homeowner requests, pickle ball lines have been added to the tennis courts. Ready for the first game?  Thanks again to Mike Nava, who was able to get Ezee Fiber to fund most of the cost for these improvements. 
 
-Pool improvements before the season starts… The pool house is in need of repairs. In the coming weeks, you will see some improvements in the exterior and interior of the area including a much overdue painting and general repairs. 
 
-Minor Park Improvements… New infant swings have been installed.  We competed extensive tree trimming in the commons and 3 pine trees were removed to Pine Bark Beetle damage.
 
-Land clearing off Flowercroft and Spring Cypress… Phase I of the improvements to this parcel of land are complete with the removal of dead underbrush, landscaping debris, trash.  Dead and/or damaged trees were also removed.  We are in the process of getting bids for a 7-foot wooden fence for the area along Spring Cypress.  Some of the iron fence will remain as per pipeline easement requirements. 
 
-Fountain near Oak Springs…The fountain near Oak Springs Drive is schedule for repair Monday, March 25th.  
 
-Lighted Entry Improvements…Several lights at the lighted entrance were not working.  Two weeks ago, all lights at the lighted entrances have been replaced with energy-efficient LED lights.  These lights are also brighter than our previous lights. 
 
HOA Dues Reminder…If you have not paid your 2024 HOA dues, please remember to do so ASAP.  Homeowners who fail to pay their due assessments will not be permitted to use the neighborhood amenities until their account is paid in full. 
 
Reminder Park Hours - 8 a.m. until 10 p.m. Daily

Please remember the park, tennis courts, basketball court and playground are off-limits after 10 p.m. each day.
The pool hours are different and are from 8 a.m. to 8 p.m.
 
Prompted by the vandalism at the park a few years ago, we installed cameras and set 10 p.m. as closing time.  If you are in the area past 10 p.m. you are tresspassing.  Several residents pay attention to this area and have been instructed to call the Sheriff's Department to address the situation. 
 
Please be sure all members of your household are aware of this rule, which has been in place for several years.

HOA Board Meeting Update

The NLF HOA Board of Directors met Monday, September 18th at 7 p.m. 
As part of the normal course of business, we review aged receivables.   It is important to note, with the help of our attorney, we recovered more than $9,000 is past due payments in August. Please find a link to the  report outlining our "current" view of historical receivables that extends from 2021 thru to today.  
IMPORTANT NLF Pool Changes!

Dear Neighbors,
 
Based on the community feedback at the July NLF HOA meeting concerning pool management, the Board has decided to move forward with a Swim-At-Your-Own-Risk (SAYOR) pool.  This is being implemented immediately.
The new pool hours are 8 a.m. – 8 p.m.  These will be adjusted throughout the year based on available daylight.  The SAYOR pool program will allow our residents to enjoy the pool beyond the typical summer months.  While it saves us a lot of money in lifeguard charges, it does require those who use the pool to clean up after themselves and keep the gate closed at all times. 
 
Attached please find the REQUIRED waiver form and the VIZPIN Installation and user guide. These will also be posted on our website (www.northlakeforesthoa.com). 
 
In order to be granted access to the VIZpin electronic key, you must submit your signed waiver form to General@northlakeforesthoa.com email.  If you do not have access to a scanner, please take a photo of the signed waiver form and attach it to the email.  
 
Once you have submitted your form, please use the attached installation guide to download the VIZpin app and request access to the pool via that tool.  If you are a homeowner in good standing within the community (no fine, HOA dues are paid, etc.) your key will be activated within a few hours.

Update on NLF Pool Issues

Neighbors,
 
Our pool management company has not been successful in staffing the pool for our regular schedule openings. If they can’t staff the pool with a minimum of two lifeguards, they can not open the pool.  Recently the pool management company informed us to try and find another management company to staff the pool with lifeguards. Unfortunately at this late stage in summer finding another company will be difficult.

What the board is doing to rectify the situation:

First, we are trying to find another company that can staff this pool and remove our current vendor.

Secondly, we are researching becoming a "swim at your own risk" pool by incorporating a gate access key pad and issue all eligible residents an access card that would buzz you in to utilize the pool.
We will be evaluating the cost of insurance, installation and key card costs against the staffing of lifeguards throughout the summer.

We will update the NLF website with further details and updates about the progress of this unfortunate situation.
The pool management company is deducting all unopened times from their invoices and is trying to keep the pool open as best they can right now.   We do apologize for this matter and hope to have it resolved soon.

Park-Tennis court-Basketball court- Pool-Parking lot- Closes at 10 PM

The Park, tennis court, basketball court, and pool parking lot close at 10:00 p.m. Please continue to remind teenage drivers in your household that they should not be in this area past closing time. Law enforcement will be called to enforce the hours of access. If you see individuals trespassing in the park area after closing, if you observe suspicious activity, or vandalism taking place anywhere in the neighborhood, please call the police immediately.  There are new security cameras in our neighborhood to help the police determine who is responsible for illegal activity. 
Community Updates

The yearly mulching has begun throughout the community and looks great!
 
We are excited to announce that the basketball court light is scheduled to be installed today (6/4/22).
 
The insurance claim for the playground equipment has been finalized.  The new equipment has been selected and ordered.  Unfortunately, we don't have the exact date for installation.  The supplier is predicting a late July or early August delivery.
 
Park open and closed hours - signs have been ordered and will be installed when they arrive.
 
We hope you enjoy the hard work your volunteer board members have been able to accomplish!

SECURITY REMINDER

Basketball court - NLF going green

With the purchase of the New lighting system for the tennis court comes a way for NLF to do some recycling and increase our enjoyment.  It was suggested we use as much as the old tennis court lighting system as possible to add lighting to the basketball court.  We received a couple bids for the job and have choosen the vendor best suited for the job.  The work for the recycling will start with the new lighting installation on the tennis court.
Cool Shade

The picnic tables have been scheduled for a make-over as well.  The poles will be painted to match the new playground equipment and the shade/cover will be replaced.  The cover is faded and weather worn.  You won't believe what a difference this makes in the area over all.  We have a lot of upgrades coming in the next few months.  We hope you take advantage of what will be provided to you.
Playground - update -moving forward

The board was able to come to an agreement on the playground equipment replacement.  Our Board president (Ed) took on the project of processing the insurance claim and was instrumental in getting the most for our claim and getting the funds processed as fast as possible.  Everybody on the board researched the companies that had good equipment to replace what we lost.  It quickly became evident that the equipment would take a while to be replaced.  Just the order process takes 6 to 8 weeks.  The removal of the old, burnt filler and edging will be the beginning of installing the new equipment.  This job is very labor intensive, and we want to make sure it is done right.   We will be watching and guiding the entire project.  The foot print will be larger than the old playground.  We added an extra, stand alone, round monkey bar section.  Fingers crossed, we will have the project finished by July 4th.
Sidewalk repairs completed

The sidewalk repairs were completed.  There were over 50 points and joints corrected to make it easier for all to enjoy our walking trails and sidewalks.
The board chose the right company for the job. They did great on making the repairs blend and un-noticeable. 
Tennis court lights - Moving on up!!

The board is in the process of installing new halogen lighting and timers for the Tennis courts. You should be seeing the initial start of the project with electrical work between the tennis court and the basketball court this week.
Calling all Volunteers – and your neighbors!

The board has dedicated March 5th as the “Community Beautification Day”.  There are many areas in need of our love and attention. 
We will be meeting at the pool parking lot at 9 am on March 5th.  We will break up into teams.  Each team will be assigned an area.  If one team finishes quickly, they will join another team to help finish their area.
 
We expect this to take a couple of hours.
 
What can you bring?  Here is a list of items we foresee using while performing our tasks:
All garden tools
gloves
Trash bags
Hedge trimmers
Clippers
Loppers
Rakes
Battery powered leaf blowers ( blow leaves out of flower beds onto grass)
Hammers
Shovels
Scrub brushes for cleaning the marquees
Garden sprayers- as many as we can get people to bring
5 gallon buckets of water
 
If you have none of these items, that's ok. Bring your smile!
 
We are anticipating being able to invite some local landscape crews.  Tree trimmers, mowers, power washers. We would like to see the individual homeowners take advantage and hire these crews to improve their individual residence.

Community Park/Playground/Tennis - New Hours

NLF accumulated substantial damage on New Years to our playground and surrounding areas.  There is a huge cost to our community not only monetarily to replace the items damaged, but the loss of use for the residents has been substantial as well.  The board is working daily to bring back and make the area safe once more.  To limit future damage and keep non-residence out of the area, the board has voted on closing the play/park/tennis area at 10 PM and opening back a 6 AM the following morning.  With the official closing time every day, we have the backing of the local police department for enforcement.
